Moving out of a rental in Perth brings a lot of questions. We've collected and answered every common bond cleaning question we hear from Perth renters — from cost and timing to what happens if things go wrong.
General Questions
What is bond cleaning?
Bond cleaning (also called end-of-lease cleaning or vacate cleaning) is a deep clean of a rental property when a tenant moves out. It's designed to restore the property to the condition documented in the ingoing Property Condition Report, so the tenant can recover their full bond deposit.
Is bond cleaning a legal requirement in WA?
You're not legally required to hire a professional cleaner — but you are legally required to return the property in a reasonable state of cleanliness. If your lease specifically requires professional cleaning or carpet steam cleaning, you must comply with those lease terms.
What's the difference between bond cleaning and regular cleaning?
A regular clean maintains an already-clean home. A bond clean is a comprehensive deep clean of every surface, cupboard interior, appliance, blind slat, skirting board, and outdoor area — aligned with the REIWA checklist that property managers use. See our full comparison article for details.
What is a bond back guarantee?
A bond back guarantee means the cleaning company will return and re-clean any area flagged by your property manager within a set window (typically 48–72 hours) at no extra charge. It shifts the risk from you to the cleaner, and is standard with any reputable Perth bond cleaning service.
Cost and Pricing
How much does bond cleaning cost in Perth?
Roughly: studio/1-bed $250–$350, 2-bed $320–$470, 3-bed $400–$600, 4-bed $520–$720, 5+ bed $700–$1,000+. Carpet steam cleaning is usually priced as an add-on ($80–$220 depending on rooms). See our full 2025 price guide.
Why are some bond cleaning quotes so cheap?
Very low quotes (under $150 for any property) almost always mean corners are cut — either the checklist isn't followed, the guarantee is weak, or the cleaner isn't properly insured. A failed exit inspection costs more than the saving. See our guide on how to choose a bond cleaner in Perth.
Is carpet steam cleaning included in the bond clean price?
Standard bond cleaning includes vacuuming carpets. Professional steam cleaning (hot water extraction) is an add-on, usually $80–$220 depending on the number of rooms. Bundle it with your bond clean for the best price.
Are there hidden costs to watch out for?
Reputable cleaners provide flat-rate quotes with no surprises. Watch out for hourly-rate quotes that can blow out, "heavily soiled" surcharges applied on the day without prior notice, and extra charges for standard items like ovens or bathrooms that should be included.
Timing and Booking
When should I book my bond clean?
Book as early as possible — at least 1–2 weeks before your move-out date. Perth bond cleaners fill up quickly at month-ends and on Fridays. The clean should be completed 1–2 days before your exit inspection.
How long does a bond clean take?
A 1-bedroom unit: 3–5 hours. A 3x2 house: 5–8 hours. A 4-bedroom home: 7–10+ hours. Our cleaners work in teams to complete jobs efficiently without cutting corners.
Can you do same-day or next-day bond cleans?
Yes, subject to availability. If your inspection is imminent, contact us immediately and we'll do everything we can to accommodate your timeline. We operate 7 days a week including public holidays.
Does the property need to be empty before the bond clean?
Yes — the property must be fully vacated before the bond clean. All furniture, belongings, and rubbish should be removed. Cleaning around furniture is not the same as cleaning an empty property, and a property manager will check behind and under furniture during the inspection.
What's Covered
What does a bond clean include?
A full REIWA-aligned bond clean covers: all kitchens (including oven, rangehood, cupboard interiors), all bathrooms and laundry, all bedrooms and living areas (skirting boards, blind slats, window tracks, light fittings, wardrobe interiors), and all hard floors mopped. See our full services page for the complete checklist.
Does bond cleaning include window cleaning?
Internal windows, sills, and tracks are always included. External window cleaning (particularly on upper floors) is typically an optional add-on.
Does bond cleaning include the garage?
Garage cleaning is usually an add-on priced at $60–$100. Confirm this when getting your quote.
Do I need to be present during the clean?
No. Most tenants provide key access or arrange a lockbox. Our cleaners are fully insured and police-checked. We notify you when the clean is complete.
If Things Go Wrong
What if my property manager isn't satisfied?
Contact us immediately. Our bond back guarantee covers the full 72-hour window post-inspection. We'll arrange a return visit to re-clean the flagged areas at no cost to you.
What if my bond is withheld unfairly?
Respond in writing to the property manager, stating your position and attaching any supporting documentation (receipts, photos, the ingoing condition report). If unresolved, contact Consumer Protection WA or apply to the Magistrates Court. See our full guide to getting your bond back.
Can the landlord charge for fair wear and tear?
No. Fair wear and tear — gradual deterioration from normal everyday use — cannot be charged to the tenant. This includes minor wall scuffs, small nail holes from pictures, and carpet worn down over several years of tenancy.
We respond within 1 hour, 7 days a week.
