The Ingoing Inspection Is Critical
Before you sign off on the ingoing Property Condition Report, walk through the property thoroughly. Document every mark, stain, scratch, and worn area — in writing on the form and with date-stamped photos. This documentation is your protection when you leave. Without it, you could be charged for damage that pre-existed your tenancy.
Report Maintenance Issues in Writing
If something breaks, leaks, or stops working properly — report it to your property manager in writing (email) promptly. This creates a record that the issue wasn't caused by your negligence. A leaking shower that causes mould over three years is the landlord's responsibility if you reported it — and your responsibility if you didn't.
Keep Your Lease and All Correspondence
Keep your lease agreement, all email correspondence with your property manager, receipts for any repairs you arrange, and the ingoing condition report. Store them somewhere accessible for the duration of your tenancy.
