Moving out of a rental in Perth involves a lot more than packing boxes and booking a truck. Miss a step and you could lose part of your bond, incur penalty costs, or end up with overdue utility bills at your new address. This checklist covers everything — from the moment you decide to leave to the day your bond lands back in your account.
4–6 Weeks Before Moving Out
Give Proper Notice
- Check your lease for the required notice period
- Periodic tenancy: give 21 days' written notice
- Fixed-term lease ending: confirm in writing at least 4 weeks out
- Breaking a fixed-term lease early: speak to your property manager about break costs
- Send notice by email and keep a copy
Review Your Ingoing Condition Report
- Locate the Property Condition Report from when you moved in
- Note any items you disputed at the time — these are on record
- Make a list of any damage or wear that's occurred — decide whether to repair or disclose
Book Your Removalists
- Get 2–3 quotes — Perth removalists book out quickly at month-ends
- Confirm date, access requirements, and whether they disassemble furniture
- Book early — Friday and Saturday end-of-month slots fill first
2 Weeks Before Moving Out
Book Your Bond Clean
- Book a professional bond cleaner for 1–2 days before your exit inspection
- Confirm whether you need carpet steam cleaning (check your lease)
- If you need carpet cleaning, arrange it as part of the same booking
- Get written confirmation of the booking and the bond back guarantee
Arrange Utilities Disconnection
- Contact your electricity provider (Synergy or Horizon Power) to arrange a final read and disconnection on your last day
- Cancel or transfer your gas connection (Kleenheat or Alinta)
- Contact your internet provider — many require 30 days' notice
- Cancel or transfer your water account with the Water Corporation
Update Your Address
- Update your address with Australia Post (set up mail redirection for 3–6 months)
- Update Medicare, ATO, Centrelink if applicable
- Update your bank, super, and insurance providers
- Update your driver's licence with DoT WA
- Notify your employer, doctor, dentist, and subscriptions
Moving Day
- Complete the move-out before the bond clean — the property must be empty
- Check every room, cupboard, and drawer — things get left behind
- Check the garage, outdoor shed, and letterbox
- Remove all rubbish — including from external bins
- Take timestamped photos of every room before handing back keys
Bond Clean Day (1–2 Days Before Inspection)
- Professional bond clean completed — get a receipt
- Carpet steam cleaning completed (if required) — get a separate receipt or combined receipt
- Walk through after the clean using our full REIWA cleaning checklist
- Replace any blown light globes
- Check smoke detector batteries
Exit Inspection Day
- Attend the inspection if possible — you have the right to be present
- Bring your copy of the ingoing condition report
- Bring receipts for bond clean and carpet cleaning
- Have all keys, remotes, and fobs ready
- Take photos of the final state of the property if the property manager allows
- Request a copy of the outgoing condition report before you leave
After the Inspection
- Submit or confirm the bond disposal form with your property manager
- If there's a dispute, respond in writing within the required timeframe
- If the property manager lodges a claim against your bond and you disagree, contact Consumer Protection WA
- Keep all documentation — condition reports, receipts, emails — for at least 12 months
The Cleaning Step Is the Biggest Risk
Of all the tasks on this list, the bond clean is the one most likely to cost you money if done poorly. Perth property managers inspect closely, and a missed oven, greasy rangehood, or soap-scummed shower screen is enough to trigger a deduction.
The safest approach is booking a professional with a bond back guarantee — so if anything is flagged, they return and fix it at no extra cost. Get a free quote from us and we'll have a price back to you within the hour.
